Case studies have been developed to assist developers in Fishermans Bend to respond to their integrated water management planning requirements.

The Fishermans Bend Urban Renewal Area is Australia’s largest urban renewal project and presents significant opportunities to achieve Integrated Water Management outcomes in both the public and private realm.

Planning requirements for Fishermans Bend are set out in the Melbourne Planning Scheme in:

In addition to standard water sensitive urban design planning requirements, all developers need to deliver:

  • Provision of a third pipe to all non-potable outlets (mandatory condition of permit).
  • Rainwater capture from 100% suitable roof areas including podiums (mandatory condition of permit).
  • Fit for purpose treatment of stormwater for end uses (policy).
  • Integration of alternative greening and raingardens (policy).

Case studies have been developed to assist developers in responding to these requirements. Each case study presents a hypothetical development scenario based on typical development typologies.

The case studies are available on the Fishermans Bend websiteOpens in new tab.

Applicants should use MUSIC modelling to demonstrate the proposal incorporates best practice water sensitive urban design. A STORM report will not be accepted for applications in the Fishermans Bend Urban Renewal Area.

All developments in the Fishermans Bend Urban Renewal Area must use the Green Star certification system (or equivalent system providing third party verification and accreditation) to provide a green building performance rating.
