Council rates are a contribution each ratepayer makes towards community services provided by their council. Rates also contribute to running your council.
How much you pay depends on the value of your property. The City of Melbourne conducts revaluations of all properties every two years and calculates rates according to the value of each property.
This year, 2010–11 is a valuation year, so this year’s rates have been calculated using the property values assessed on 1 January 2010.
The City of Melbourne uses the Net Annual Value method for calculating rates. For residential properties this represents five per cent of the property’s value. For commercial properties it is based on the annual rental value the owner would expect to receive if the property were leased.
